v1.10.5: refresh README for two-index build (#38) (#79)

Doc-only update.  README had accumulated clarity debt across the
1.9.0/1.10.0 API changes:

- Top headline claimed binding-assay data was "excluded at build time."
  That was true at 1.4.x but stopped being true at 1.8.x (separate
  binding.parquet) and is explicitly wrong with 1.10.0's
  load_all_evidence() union helper.  Opening paragraph now says
  "partitions MS from binding into two separate parquet files;" the
  Quick Start note no longer claims binding is excluded, it describes
  the separate index + the union helper.
- Drop stale "(v1.4.4)" version marker on the stats section.
- Restructure "What's in the observations table" into two subsections,
  one per parquet.  Add binding counts (895,785 rows, 258,199 peptides
  from observations_meta.json).
- Build time on `hitlist data build` was "~90s"; issue #63 puts the
  current build at ~5-8 min, so update the inline comment to "a few
  minutes end-to-end" without overcommitting to a specific number
  (pending the #63 profiling/optimization work).
- "Raw observations loading" section grows to document
  load_binding() and load_all_evidence() next to load_observations(),
  including the evidence_kind column semantics.  Previously the
  Python API section talked only about MS loading, so callers wanting
  binding or union had no pointer.

No scanner.scan / human_only mention was ever in the README, so the
1.9.0 mhc_species= unification doesn't show up here — deferred to the
docstring layer that landed in #73.

Tests unchanged; 207 passed, 1 skipped (the same suite as 1.10.4).

Closes #38.
