build: clone HF model repos with native git + git-xet

grgit/JGit fails to clone the HuggingFace model repos in the Docker builder with
'TransportException: Short read of block'. Replace the grgit clone/pull with native
git via injected ExecOperations (Gradle 9 compatible), and install git-xet in the
builder so the Xet-stored large model files are fetched as real files, not pointers.
