Fixed functions in _common.py and converted its tests to pytest

Details:

* In create_cimvalue(), fixed that a value of None is no longer
  rejected but accepted as value None. This adds support for
  setting properties to NULL by specifying "prop=" or "prop".

* In create_cimproperty(), fixed that array property values with
  value None resulted in scalar CIMProperty objects, by passing
  on the is_array flag.

* Converted the unittest based tests for create_ciminstance()
  to pytest, and added test cases.

* Fixed docstrings in several functions in _common.py.
