feat(help): point first-run users at the Help menu extras

A first launch on a machine now opens a welcome alert naming the three Help
installers, with checkboxes for the agent skill and the agent status hooks,
both checked, so Install runs either or both. The command line tool is
described but has no checkbox: a Homebrew install already links agtermctl.

FirstRunWelcome owns the copy and the due-decision: never twice, and never for
a user whose state directory predates the flag. The decision is taken at the
top of agtermApp.init(), before WindowLibrary bootstrap seeds and saves the
first window, which a later read would take for an earlier launch. The alert
hops out of the scene task before runModal(), which returns .abort from inside
a Task and draws nothing. The checkboxes are indented to the alert's text
column, measured after layout() and corrected against the checkbox's own
alignment rect; AppKit parks a narrow accessory view at the icon column.

Help > Developer Documentation now opens agterm.com/docs#agtermctl instead of
the GitHub anchor.
