docs: describe text canonicalization in API specs

Description-only updates: message text, room name, mail address,
passwords, and the search fragments now state the canonical (NFC, LF)
form the server stores and compares. Also corrects the login schema to
the mail_address field the handler actually accepts (it said username)
and drops the '\S' password pattern — whitespace is significant.
