fix(validation): trim before length check to match EntityBuilder behavior

- Trim observationName and documentTitle before validating
  length (EntityBuilder trims before saving)
- Leave pointLabel untrimmed (EntityBuilder does not trim it)
- Add model-linking comments to hardcoded maxLength constants
- Add tests for whitespace-only strings and
  trim-before-validate behavior
